Repairs, when done correctly, will last many years.  Below are a few examples of  common repairs.

Image description

Mis-corrugated sidelap of a roof panel.  Sidelaps of panels are not aligned which causes a gap for water to penetrate.

Image description

Correctly corrugated sidelap.  With sealant applied between the panels correctly,  this sidelap is tight and will not leak.

Image description

Butt-lap incorrectly sealed at ends of panels will trap  moisture from condensation and cause corrosion when caulking fails from normal expansion.

Image description

This is what a butt-lap will look like when done correctly. Necessary sealant is applied between panels, just below fasteners.

Top right : Uncontrollable rust from water inside one of those blisters

Right : New roof, no problems, when installed correctly. Nearly same price as coating when coating is done to manufacturers specs.

These types of avoidable "repairs" happen everyday. Most of the time, they do their best.  Well, their best is unacceptable and you're the one left holding the bag. Repairs can and should be done right.
